A leaking balcony doesn’t just damage the surface. Water that reaches a crack in the concrete slab can start the rusting of the steel reinforcement inside. Once corrosion and spalling sets in, repair costs escalate significantly. The sooner it’s assessed, the more options you have.

WHAT WE FIX
Common Balcony Problems We Solve
Using thermal imaging, moisture mapping and visual inspection, along with targeted destructive investigation where necessary, we can identify likely water entry points and develop a tailored remediation plan.
HOW IT WORKS
Our Approach To Balcony Waterproofing
Every balcony leak is different. We take a diagnostic-first approach to understand what’s failed before recommending any repair method.

FAQ
Common Questions
What is remedial waterproofing?
Remedial waterproofing is the process of diagnosing and correcting failures in existing waterproofing systems. Unlike new-build waterproofing, it requires identifying why a system has failed before selecting the right repair method. Our team assesses the substrate, membrane condition and water entry points before recommending any works.
How do you find where the balcony is leaking?
Depending on the site, we use advanced diagnostic tools including moisture meters, flood testing and infrared thermal imaging to locate the source of water ingress. This approach can pinpoint membrane failure, grout fissures and slab cracks.
Will you have to remove all my tiles?
In most cases, yes. Where the waterproofing membrane has failed, or where the substrate has been damaged by sustained water exposure, a surface repair alone cannot resolve the problem.
Under the National Construction Code (NCC) and Australian Standard AS 4654, a compliant balcony system must be bonded directly to a sound substrate to protect against water ingress and structural damage. Surface-level patches are non-compliant and will fail prematurely.
To deliver a durable solution that honors mandatory structural warranties, the correct scope involves:
- Removing all tiles and the failed membrane.
- Assessing and rectifying the substrate for damage.
- Reapplying a new compliant waterproofing system.
- Correctly executing drainage, upturns, and movement joints.
- Re-tiling.
What membrane types do you use?
We apply and replace liquid-applied, sheet and torch-on membranes depending on the substrate, application area and the nature of the failure. All materials are selected to comply with relevant Australian Standards and the NCC.
What warranty do you provide?
We offer a 10-year workmanship warranty and up to 35 years manufacturer’s warranty on eligible projects. *Eligibility and conditions apply.
Do you provide reports for insurers or strata?
Yes. We provide a full photo report on completion of works upon request. Compliance and assessment reports for insurers and strata bodies are available on request.
